Inner Vision Design (IVDES) offers a range of services which to a large degree make up the components of most design projects, however some of which may not pertain or be necessary for your individual project. Conversely you may wish to hire IVDES to complete individual services listed, as may be desired during preliminary and or exploratory data gathering for determining a project’s viability.

Project Consultation: Inner Vision Design offers an hourly consultation service to meet and discuss the viability of a potential residential project, the scope of the start to finish process, additional unknowns such as asbestos abatement, engineering, survey, geotechnical, lot prep and other related topics.

As Built Documentation: – For all Addition and or Renovation projects IVDES using laser measurement technology accurately measures the existing structure and collects photos for accurate visual representation. This data is committed to computer to allow an accurate 3D depiction of your existing house which can be manipulated to view limitless exterior and interior perspectives and or walk- thru’s.

Bylaw Research: Inner Vision Design will research the Municipal or City Zoning Bylaw requirements that pertain to your property. From this we collect data relevant to your project such as, permitted – Lot Coverage, Gross Floor Area, Floor Area Ratio, Floor Area Exclusions, Lot Line Setbacks, Allowable Lot Line Encroachments, Height Restrictions, fence and retaining wall heights and so on.

BCLS Liaise: Inner Vision Design will arrange any Survey work that is necessary for your project. We will ensure that only the details germane to your project are included.

Variance Proposals: Sometimes Variances may be required before building permits may be applied for. These are generally, but not exclusively for, existing or proposed Lot line or building height encroachments. The process includes preparing proposed plans and a written submission detailing the project scope and the required variance requests which is submitted to the building dept. for review. Inner Vision Design will represent clients at the subsequently scheduled meeting(s), with appointed “Board of Variance” (BOV) members. In cases going before BOV members it is required to prove a “Hardship” for the board to be able to consider and or grant a variance. If you are unable to secure a positive outcome with the BOV you have recourse and can then submit for a “Development” Variance.

Development Variance Proposals: Development Variances are similar to the former Variances with one difference being that Hardship is not necessary to prove. Another difference is you present your case before Council members who are not bound by the same restrictions as the BOV members, however the decision is final and you have no further recourse.

3D Residential Modeling: Inner Vision Design utilizes the most recent “Chief Architect” software in all design projects allowing clients an unlimited visualization of any aspect of their project, and can include all of a home’s many details as in materials, fixtures, furniture appliances and so on . Floor plan and 3D model view files in .Jpeg or PDF format are e-mailed to clients for their review during the design phases of the project.

Working Drawings: Inner Vision Design produces the finest working drawings which generally consist of Elevation & Perspective views, Foundations, Floor Plans, Structural layouts, Sections Through and Site plans. The size and scope of the project will dictate what drawings and level of detail is required. All Final Drawings meet the requirements of the current Building Code and are to be used for Engineering, Building permits, Contractor and sub-trade quoting, and finally construction.

Contractor Liaise: Inner Vision Design encourages up front discussions to review your project with proposed contractors where the scope and design parameters can be discussed and outlined. Periodically discussions as the project is underway may be necessary to work through a design detail and or to maintain the integrity of the design on the client’s behalf.
